The site falls twenty-two metres from the approach road to the river bank, which is both the problem and the entire opportunity. The scheme terraces the accommodation in five stepped bars, each set back from the one below, so every room has an uninterrupted view down to the water and the rooms below are invisible from the balconies above.

Arrival from the top

Guests arrive at the highest point and descend. Reception, restaurant and bar occupy the upper terrace with the widest view; the pool sits two levels down on the largest terrace; a spa and a small conference suite are cut into the bank at the lowest level, with a green roof that reads as landscape from above.

Building on a slope, carefully

The bank is stable but the soil is a red lateritic clay that loses strength when saturated. The structural strategy uses stepped strip footings tied into a series of reinforced retaining walls, with a comprehensive sub-surface drainage layer behind every wall. Ground investigation and slope stability analysis were completed before the design was fixed, not after.
