The project
A 2.1-acre site four hundred metres from the lake shore, with a gentle fall to the south-east and a mature stand of indigenous trees along the eastern boundary that the client was determined to keep.
Four blocks, not one
The obvious move — a single long slab parallel to the lake — would have given every apartment the same view and none of them a breeze. Instead the scheme breaks into four four-storey blocks set perpendicular to the shore, with landscaped gaps between them. Every apartment is dual-aspect. The lake breeze, which comes reliably off the water from mid-morning, moves through the gaps rather than around a wall.
Unit mix
- 12 × one-bedroom (58 m²)
- 24 × two-bedroom (86 m²)
- 12 × three-bedroom duplex (124 m²) on the upper two floors
Each unit gets a 9 m² covered balcony deep enough to actually use in the rain — a detail routinely value-engineered away on Ugandan apartment schemes and routinely missed by the people who end up living there.
Water and power
Entebbe's mains supply is intermittent. The scheme includes a 90,000-litre underground tank, borehole backup, and rooftop PV sized to carry lifts, borehole pumps, corridor lighting and the water treatment plant through an outage.
Construction began in February 2025; handover of the first two blocks is programmed for late 2026.
